Ce este POT (Procentul de Ocupare a Terenului)?<\/span>\n\t<span class=\"qodef-accordion-mark\">\n\t\t<span class=\"qodef-icon--plus\"><\/span>\n\t<\/span>\n<\/h4>\n<div class=\"qodef-accordion-content\">\n\t<div class=\"qodef-accordion-content-inner\">\n\t\t<p>POT reprezint\u0103 procentul din suprafa\u021ba total\u0103 a unui teren care poate fi ocupat\u0103 de construc\u021bii la nivelul solului.<\/p><h6><strong>Caracteristici principale:<\/strong><\/h6><ul><li>Exprimat ca procent (%).<\/li><li>Include doar amprenta la sol a construc\u021biei, f\u0103r\u0103 a lua \u00een calcul etajele.<\/li><li>Reglementat prin PUG, PUZ sau PUD.<\/li><\/ul><h6><strong>Exemplu de calcul:<\/strong><\/h6><p>Pentru un teren de 500 mp, cu un POT de 40%, amprenta la sol a cl\u0103dirii poate ocupa maximum <strong>200 mp<\/strong>.<\/p>\t<\/div>\n<\/div>\n<h4 class=\"qodef-accordion-title\">\n\t<span class=\"qodef-tab-title\">2. Ce este CUT (Coeficientul de Utilizare a Terenului)?<\/span>\n\t<span class=\"qodef-accordion-mark\">\n\t\t<span class=\"qodef-icon--plus\"><\/span>\n\t<\/span>\n<\/h4>\n<div class=\"qodef-accordion-content\">\n\t<div class=\"qodef-accordion-content-inner\">\n\t\t<p>CUT este raportul dintre suprafa\u021ba desf\u0103\u0219urat\u0103 a tuturor nivelurilor cl\u0103dirii \u0219i suprafa\u021ba terenului.<\/p><h6><strong>Caracteristici principale:<\/strong><\/h6><ul><li>Exprimat ca un coeficient (ex.: 1,5).<\/li><li>Include toate etajele, mansardele \u0219i suprafe\u021bele tehnice.<\/li><\/ul><h6><strong>Exemplu de calcul:<\/strong><\/h6><p>Pentru un teren de 500 mp, cu un CUT de 1,5, suprafa\u021ba total\u0103 desf\u0103\u0219urat\u0103 poate fi de maximum <strong>750 mp<\/strong> (500 mp \u00d7 1,5). Cum influen\u021beaz\u0103 POT \u0219i CUT proiectele reziden\u021biale?<\/span>\n\t<span class=\"qodef-accordion-mark\">\n\t\t<span class=\"qodef-icon--plus\"><\/span>\n\t<\/span>\n<\/h4>\n<div class=\"qodef-accordion-content\">\n\t<div class=\"qodef-accordion-content-inner\">\n\t\t<h5><strong>1. Densitatea construc\u021biilor<\/strong><\/h5><ul><li>Un POT ridicat permite ocuparea unei propor\u021bii mai mari din teren, fiind ideal pentru zonele urbane dense.<\/li><li>Un CUT mare favorizeaz\u0103 cl\u0103dirile cu mai multe etaje, maximiz\u00e2nd suprafa\u021ba utilizabil\u0103.<\/li><\/ul><h5><strong>2.
