Ce este Planul Urbanistic General (PUG)?<\/span>\n\t<span class=\"qodef-accordion-mark\">\n\t\t<span class=\"qodef-icon--plus\"><\/span>\n\t<\/span>\n<\/h4>\n<div class=\"qodef-accordion-content\">\n\t<div class=\"qodef-accordion-content-inner\">\n\t\t<p>PUG-ul este un document de planificare teritorial\u0103 care:<\/p><ul><li>Reglementeaz\u0103 utilizarea terenurilor pe teritoriul unei unit\u0103\u021bi administrativ-teritoriale (ora\u0219, comun\u0103).<\/li><li>Stabile\u0219te condi\u021biile de construire \u0219i dezvoltare pe termen mediu \u0219i lung.<\/li><li>Define\u0219te zonele func\u021bionale, precum reziden\u021bial, comercial, industrial, agricol sau recreativ.<\/li><\/ul><h5><strong>Durata de valabilitate<\/strong><\/h5><ul><li>De regul\u0103, un PUG este valabil 10 ani, \u00eens\u0103 poate fi prelungit sau actualizat \u00een func\u021bie de nevoile comunit\u0103\u021bii.<\/li><\/ul>\t<\/div>\n<\/div>\n<h4 class=\"qodef-accordion-title\">\n\t<span class=\"qodef-tab-title\">2. Scopul PUG-ului<\/span>\n\t<span class=\"qodef-accordion-mark\">\n\t\t<span class=\"qodef-icon--plus\"><\/span>\n\t<\/span>\n<\/h4>\n<div class=\"qodef-accordion-content\">\n\t<div class=\"qodef-accordion-content-inner\">\n\t\t<ul><li><strong>Asigurarea dezvolt\u0103rii armonioase<\/strong>: Ghideaz\u0103 cre\u0219terea urban\u0103 \u0219i protejeaz\u0103 mediul natural.<\/li><li><strong>Reglementarea construc\u021biilor<\/strong>: Stabile\u0219te limitele \u0219i condi\u021biile pentru construc\u021bii noi.<\/li><li><strong>Protejarea patrimoniului<\/strong>: Identific\u0103 \u0219i conserv\u0103 zonele istorice \u0219i culturale.<\/li><li><strong>Gestionarea infrastructurii<\/strong>: Planific\u0103 re\u021belele de transport, utilit\u0103\u021bi \u0219i zonele publice.<\/li><\/ul>\t<\/div>\n<\/div>\n<h4 class=\"qodef-accordion-title\">\n\t<span class=\"qodef-tab-title\">3. Zonificarea teritorial\u0103<\/strong><\/h5><ul><li>\u00cemparte teritoriul \u00een zone func\u021bionale, precum:<ul><li><strong>Reziden\u021bial<\/strong>: Case, blocuri \u0219i alte locuin\u021be.<\/li><li><strong>Comercial<\/strong>: Centre comerciale, magazine \u0219i birouri.<\/li><li><strong>Industrial<\/strong>: Zone destinate fabricilor sau depozitelor.<\/li><li><strong>Spa\u021bii verzi \u0219i recreative<\/strong>: Parcuri, gr\u0103dini publice.<\/li><\/ul><\/li><\/ul><h5><strong>2. Reglement\u0103ri privind construc\u021biile<\/strong><\/h5><ul><li>Coeficien\u021bi urbanistici precum POT (Procent de Ocupare a Terenului) \u0219i CUT (Coeficient de Utilizare a Terenului).<\/li><li>\u00cen\u0103l\u021bimea maxim\u0103 a cl\u0103dirilor.<\/li><li>Distan\u021bele fa\u021b\u0103 de vecin\u0103t\u0103\u021bi \u0219i drumuri publice.<\/li><\/ul><h5><strong>3. Infrastructura<\/strong><\/h5><ul><li>Prevede dezvoltarea re\u021belelor de transport, ap\u0103, canalizare \u0219i energie.<\/li><\/ul><h5><strong>4. Protec\u021bia mediului<\/strong><\/h5><ul><li>Identific\u0103 zonele protejate, p\u0103durile \u0219i ariile naturale care trebuie conservate.<\/li><\/ul><h5><strong>5. Certificatul de urbanism<\/strong><\/h5><ul><li>Este emis pe baza reglement\u0103rilor din PUG \u0219i define\u0219te ce tipuri de construc\u021bii sunt permise pe un teren.<\/li><\/ul><h5><strong>2.
